Home insurance in Jodhpur, for your house or flat and what is inside it

We place home insurance for owners and tenants in Jodhpur, including the standard Bharat Griha Raksha policy that every general insurer must offer. We compare insurers, explain the wording in plain words, and stay with you if you need to claim.

What home insurance covers

A home policy protects two different things, and you can often choose one or both.

  • The building. The walls, roof, floors, fixtures and fittings of your house or flat, against the events the policy names, such as fire, lightning, explosion, storm and flood.
  • The contents. Furniture, appliances, clothes and other belongings inside the home, against damage or loss from the events the policy names.

Which events are named, and which are left out, differs from policy to policy. Theft, for example, is covered in some policies and offered as an add-on in others. We read the wording with you before you pay, because that is where the surprises are.

What is the Bharat Griha Raksha policy?

Bharat Griha Raksha is a standard home insurance policy designed by the insurance regulator, IRDAI. Since April 2021, every general insurer in India has had to offer it. It covers the building and the contents of a home against fire and allied perils, with a basic cover for contents built in.

Because the base policy is standardised, the wording is broadly the same from one insurer to the next, and the differences that matter are the add-ons, the price and how the insurer treats claims. That makes it a useful starting point for comparing. Some insurers also sell their own home policies with broader cover. We show you both and tell you which we would pick.

Owner or tenant: what do you need?

  • You own an independent house. You usually want building cover and contents cover.
  • You own a flat. The building's common structure is often handled by the society, so the cover that matters to you is for your flat's interiors and your contents. We help you work out where the society's responsibility ends and yours begins.
  • You rent. You do not own the building, so the useful cover is for your own belongings.

Get the sum insured right

For the building, the sum insured should reflect what it would cost to rebuild, not what the property would sell for. The land is not insured, and market prices in a good neighbourhood can be far above the cost of construction. For contents, add up what it would cost to replace what you own. If the sum insured is too low, the insurer can reduce a claim in the same proportion, even for a small loss. This is called the average clause, and it is the most common home insurance mistake.

Do you need it if you have a home loan?

Home insurance is not compulsory for homeowners in general, but a lender may ask you to insure the property it has lent against. Check your sanction letter. Even when the lender does not ask, cover on the building protects your own money: the loan EMI continues after a fire or a flood, whether or not the house is standing.

How we work

  1. Tell us about the home. Owned or rented, house or flat, how old it is, and what you want protected.
  2. We compare. We put suitable policies from our insurers side by side, including Bharat Griha Raksha. Premiums and cover limits come from each insurer's own quotation, never from us.
  3. You decide. We explain our pick and the trade-offs. You choose, or you walk away.
  4. We stay on. Renewal reminders, changes to the policy, and help with the paperwork if you claim.

Radiant Group is an advisory intermediary: we place policies from the insurers on our Partners page. We are not an insurer, and an insurer, not us, decides every claim. You pay us nothing. The insurer pays us a commission when a policy goes through, and here is how we handle that.

Questions about home insurance

Is home insurance compulsory in India?

Not by law for homeowners in general. A lender may require you to insure the property if you have a home loan, so check your sanction letter. Whether or not it is required, it is worth having for the building you cannot afford to rebuild.

What is Bharat Griha Raksha?

A standard home insurance policy designed by IRDAI, which every general insurer has had to offer since April 2021. It covers a home's building and contents against fire and allied perils, under common wording. Insurers differ on price, add-ons and service.

Does home insurance cover theft, flood and earthquake?

Only if the policy names them. Natural events such as storm, flood and earthquake, and theft, are covered in some policies and left out of others, or offered as add-ons. We check the wording for your home before you buy.

Does it cover my belongings if I rent?

A contents cover can protect your own belongings in a rented home, because you do not own the building. Tell us about your home and we will say what is available.

What is usually not covered?

Gradual wear and tear, damage from poor upkeep and loss that the policy does not name are usually excluded. Exclusions differ by policy, so we go through them with you before you decide.

Can you help me claim, or only sell a policy?

Both. We help you prepare a claim and follow it up. The insurer decides whether a claim is paid, and we cannot promise an outcome.

Cover, exclusions and conditions are as per each insurer's policy wording. Insurance is the subject matter of solicitation.
